Add Missing Sales and Listings

Manually add properties you know have sold or are listed to ensure your CMA is complete and accurate.

When to use this feature

  • A property you know has sold or is listed isn't appearing in your CMA search results

  • Recent sales or listings haven't been updated in the database yet

  • You've personally sold properties that would make good comparables

  • You know about off-market deals that make relevant comparables

How to add a missing sale or listing

Step 1: Open the Select Comparables screen

You need to be on the Select Comparables screen to add a missing sale or listing.

  • If you are starting a new CMA, the Select Comparables screen opens automatically after you click the CMA button

  • If you are editing an existing CMA, open your CMA from CMA Centre and click Add/Modify Comparables in the bottom navigation panel

Step 2: Click Add comparable or Add listing

In the lower left corner of the Select Comparables screen:

  • On the Sold tab, click Add comparable to add a missing sale

  • On the For Sale tab, click Add listing to add a missing listing

Step 3: Search for the property

Type the property address in the search field. As long as Relab has the property on record, the details will auto-populate — including sale price, sale date, listed date, and property specifications. You do not need to enter these manually.

Step 4: Verify and update details

Check the pre-filled details and update anything that is incorrect or missing. If Relab does not have certain information on record (such as sale price or sale date), you will need to enter those fields manually.

Step 5: Add property images (optional)

  • Scroll to the Cover Photo section

  • Select from available listing photos, aerial boundary images, or upload your own

Step 6: Save

  • Click Save to selected sales (for a missing sale) or Save to selected listings (for a missing listing)

  • The property will now appear in your comparables list

Can I add a property that's not in Relab's database?

No, you can only add properties that Relab recognises by address. The property must exist in Relab's database to be added as a missing sale or listing. If you enter an address that Relab doesn't recognise, you won't be able to save it.

I've already selected comparables — can I still add more?

Yes. You can add missing sales or listings at any time by clicking Add/Modify Comparables in the bottom navigation panel of the CMA Editor to reopen the Select Comparables screen.

Do I need to fill in all the property details manually?

Not usually. Relab automatically pre-populates property information when you enter a valid address. Just verify the details are correct and fill in any fields that Relab doesn't have on record.

Can I edit a missing sale or listing after I've added it?

Yes. You can edit any property in your CMA by hovering over it and clicking Edit in the CMA Editor.

Why would I add a missing sale instead of waiting for it to update in the database?

Adding recent sales immediately ensures your CMA reflects the most current market conditions. This is especially important for properties you've personally sold or know about before they appear in public databases.
