CMA for Multiple Subject Properties

Updated by Relab Support

Create a single CMA that covers more than one property, showing the combined totals alongside the details of each property. Select the properties on the map and Relab carries them into the CMA Editor for you.

When to use this feature

Use this when you're marketing adjoining properties that could be sold separately or together. This is particularly valuable for:

  • Properties with development or subdivision potential

  • Neighbouring titles that offer land assembly opportunities

  • Side-by-side residential properties marketed as a package deal

Create a CMA by selecting properties on the map

Step 1: Select the target area on the map

  1. Open Relab and go to the map view.

  2. Use the Draw tool to outline the area containing the properties you want to include in the CMA.

  3. Make sure the area captures all the relevant properties, and only those, before you continue.

Step 2: Review and select properties from the list

  1. After you draw the area, a list of properties appears.

  2. Review the properties in the list.

  3. Select one, several or all of the properties, depending on the CMA you want to build.

  4. Confirm your selection before you move on.

Step 3: Open the CMA

  1. On the property pop-up, click the CMA button. This opens the CMA Editor for the selected properties.

  2. Check that the properties you selected were carried into the CMA.

The CMA reflects whatever you selected, so double-check your selection before you click CMA.

Step 4: Confirm the subject properties and combined totals

  1. In the CMA Editor, find the subject property section.

  2. Review the properties included in the analysis.

  3. Check the combined totals to make sure the grouped property data is calculated correctly.

Step 5: Review the Property Components page

  1. Under Pages, find and open Property Components.

  2. Review the property components for each selected property.

  3. Compare the combined totals with the individual property components for a more detailed analysis.

Use this page to check the breakdown of the selected properties without comparing each one elsewhere. If it doesn't match what you expected, go back and recheck your original selection.

Step 6: Select comparables and finish

Continue as you would for any CMA. Because you are marketing the properties together, choose comparable sales that reflect a similar total site area and development potential, rather than matching the individual properties. Then customise your pages and download your CMA.

FAQs

Can I create a CMA for more than two properties?

Yes. Select as many properties as you need on the map, or, if you enter the details manually, update the address field and combined land area to reflect all the properties in the package.

What if the properties have different features (like different bedroom counts)?

The Property Components page shows the breakdown for each property. If you enter the details manually, enter the combined totals for bedrooms, bathrooms, and other features that buyers would consider for the entire package.

Should I use the combined land area for all my comparable searches?

Yes, when marketing properties together, your comparable sales should reflect similar total site areas and development potential rather than matching the individual property characteristics.

The Property Components page doesn't match what I expected. What should I do?

Recheck the properties you selected on the map. The CMA reflects exactly what was selected, so a property that is missing or included by mistake will change the combined totals.
