Add Missing Sales and Listings

Manually add properties you know have sold or are listed to ensure your CMA is complete and accurate.

When to use this feature

  • A property you know has sold or is listed isn't appearing in your CMA search results
  • Recent sales or listings haven't been updated in the database yet
  • You've personally sold properties that would make good comparables
  • You know about off-market deals that make relevant comparables

How to add missing sales to your CMA

Step 1: Access Add Missing Sale

You can add missing sales from several locations:

From the Select Comparables popup when you first start your CMA:

  • Click Add Missing Sale below the filters section

From CMA Studio left sidebar:

  • Click Add/Modify Comparables at the bottom of the navigation
  • Click Add/Modify Sales under the Comparable Sales section

From CMA pages:

  • Click Add Comparable Sales on the Nearby Sales page (if no comparables selected)

Step 2: Search for the property

  • Enter the property address in the Property Address field
  • Select the property when it appears in the dropdown

Step 3: Verify and update property details

Relab automatically pre-populates property information including suburb, title type, specifications, and building details. Update the following required fields:

  • Sale Price: Enter the actual sale price
  • Sale Date: Enter when the property sold
  • Listed Date: Add the listing date if known (optional)

Step 4: Add property images (optional)

  • Scroll to Cover Photo section
  • Select from available listing photos or upload your own images
  • Click Remove to deselect an image

Step 5: Save the property

  • Click Save Property at the bottom right
  • The property will now appear in your comparable sales list

How to add missing listings to your CMA

Step 1: Access Add Missing Listing

You can add missing listings from several locations:

From the Select Comparables popup when you first start your CMA:

  • Click Add Missing Listing below the filters section

From CMA Studio left sidebar:

  • Click Add/Modify Comparables at the bottom of the navigation
  • Click Add/Modify Listings under the Comparable Listings section

From CMA pages:

  • Click Add Comparable Listings on the Nearby Listings page (if no comparables selected)

Step 2: Search for the property

  • Enter the property address in the Property Address field
  • Select the property when it appears in the dropdown

Step 3: Verify and update property details

Relab automatically pre-populates property information. Update the following fields:

  • Price Type: Select from the dropdown:
    • Asking Price
    • Enquiries Over
    • Deadline
    • Negotiation
    • Auction
    • Tender
  • Listed Date: Enter when the property was listed

Step 4: Add property images (optional)

  • Scroll to Cover Photo section
  • Click the Listing tab to view available listing photos
  • Click the Maps tab for aerial boundary images
  • Click the Upload tab to add your own images
  • Select your preferred image

Step 5: Save the property

  • Click Save Property at the bottom right
  • The property will now appear in your comparable listings list

FAQs

Can I add a property that's not in Relab's database?

No, you can only add properties that Relab recognises by address. The property must exist in Relab's database to be added as a missing sale or listing. If you enter an address that Relab doesn't recognise, you won't be able to save it.

What happens if I've already selected comparables and want to add more?

You can add additional missing sales or listings at any time from the CMA Studio using the Add/Modify Comparables, Add/Modify Sales, or Add/Modify Listings options in the left sidebar.

Do I need to fill in all the property details?

No, Relab automatically pre-populates most property information when you enter a valid address. You only need to verify the details and add the required date and price information.

Can I edit a missing sale or listing after I've added it?

Yes, you can edit any property in your CMA by hovering over it and clicking Edit in the CMA Studio.

Why would I add a missing sale instead of waiting for it to update in the database?

Adding recent sales immediately ensures your CMA reflects the most current market conditions. This is especially important for properties you've personally sold or know about before they appear in public databases.
