CMA for Multiple Subject Properties

Create a single CMA for two side-by-side properties, showing both individual and combined value potential for buyers and developers.

When to use this feature

Use this when you're marketing adjoining properties that could be sold separately or together. This is particularly valuable for:

  • Properties with development or subdivision potential
  • Neighbouring titles that offer land assembly opportunities
  • Side-by-side residential properties marketed as a package deal

Before starting, calculate the total combined land area of both properties. You'll need this when selecting comparable sales that match the combined site's development potential.

How to create a CMA for adjoining properties

Step 1: Start your CMA

Create a new CMA by entering either property address, or open an existing CMA from your CMA Centre. You'll update the address to include both properties later.

Step 2: Select comparable properties

  1. Set your search radius to find properties in the same area
  2. Apply filters to match the combined land area of both titles (not just the initial property shown)
  3. Select comparable sales that reflect similar development potential or total site area
  4. Click BATCH AI COMMENTS to generate property descriptions, or click SKIP COMMENT AND CONTINUE to proceed without AI-generated content

Step 3: Update the subject property details

  1. In the CMA Studio, click on the subject property address anywhere it appears on your pages
  2. Update the Address field to include both properties (for example, "10 & 12 Smith Street")
  3. Enter the total combined land area
  4. Update any other relevant property features to reflect both properties

Step 4: Customise and download

  1. Select your preferred template from Templates in the left navigation panel
  2. Make any additional customisations to pages, images, or content
  3. Click Download CMA to save your report
