How to Access the Polygon Tool

When starting a new CMA:

1. Enter a property address and click the CMA button
2. The Select Comparables popup automatically appears
3. Locate the Polygon Tool icon (square with corner points) on the right edge of the map

When editing an existing CMA:

If you already have comparables selected, access the Select Comparables popup using any of these options:

• Click Add/Modify Comparables at the left of the bottom navigation panel
• Click Add/Modify Sales under the Comparable Sales section
• Click Add/Modify Listings under the Comparable Listings section

If you don't have comparables selected yet:

• Scroll down to the Nearby Sales page or Nearby Listings page
• Click the button on these pages to open the Select Comparables popup

Once the popup opens, locate the Polygon Tool icon (square with corner points) on the right edge of the map.

How to Draw a Search Area

1. Click the Polygon Tool icon on the right side of the map
2. Click on the map to place your first point
3. Continue clicking to add more points and form your custom shape
4. Complete your polygon by either:
5. • Clicking the first point again to close the shape, or
   • Clicking the Finish button at the bottom of the map
5. Your search results update automatically to show properties within your custom area

When drawing your polygon, start with a larger area and use filters to narrow down results rather than drawing a small polygon immediately.

How to Draw Multiple Search Areas

You can draw multiple polygons to search several areas at once:

1. Complete your first polygon using the steps above
2. Click the Polygon Tool icon again
3. Draw your second polygon in a different area
4. Repeat to add more search areas as needed

All properties within any of your drawn polygons will appear in your results.

How to Delete a Polygon

To remove a polygon or the default circular radius:

1. Click the polygon you want to remove on the map
2. Click the trash bin icon on the right side of the map to delete it

Important: You must create a new polygon or radius before you can delete the original circular radius that appears by default.

FAQs

Can I edit a polygon after drawing it?

No, you cannot edit an existing polygon by moving or adding points. To change a polygon's shape, delete it using the trash bin icon and draw a new one.

What happens if I make a mistake while drawing?

Click the Delete last point button at the bottom of the map to remove the most recent point you placed. Alternatively, click Cancel to abandon the polygon and start over.

Can I use the Polygon Tool with map overlays?

Yes, combine the Polygon Tool with map overlays like Services, Flood, Hazard, Plan, and Public Land to identify properties with specific characteristics in your custom search area.

Does the Polygon Tool work for lifestyle properties?

Yes, the Polygon Tool works for all property types. For lifestyle properties, the maximum search radius extends from 10km to 50km when you select Rural & Lifestyle under the Property Category filter, helping you find comparables in rural areas.
