Flood Hazard Map (Auckland)

Auckland's Proposed Plan Change 120 (PC120) introduces detailed flood hazard mapping with a 4-tier risk classification system. This helps you quickly assess flood risk levels for any Auckland property and understand development restrictions that may apply.

How to view the new flood hazard map layer

  1. From the map view, click on the Hazards Overlay button at the top of the map. This will display colour-coded flood hazard impacted properties across Auckland region
  2. Click the i button on the bottom right of the map to open the legend. This will show what each colour represents.

Understanding the 4 flood hazard levels

  • Very High Hazard (Purple) Severe flood risk with significant consequences. Properties are subject to single-house rezoning with substantial development restrictions.
  • High Hazard (Red) Substantial flood risk requiring strong management. Major limitations on development and intensification apply.
  • Medium Hazard (Orange) Moderate flood risk with manageable consequences. Some risk management requirements apply.
  • Low Hazard (Yellow) Minimal flood risk with minor consequences. Limited impact on development potential.

Note: Properties showing no colour are outside mapped flood hazard zones and have no identified flood hazard.

FAQs

  • Does this replace LIM reports? No. Flood hazard data in Relab is intended for initial screening and due diligence purposes. Full LIM reports are still required for property transactions.
  • How often is flood hazard data updated? The data reflects Auckland Council's November 2025 official flood hazard mapping. Updates will be applied as Auckland Council releases new versions.
  • Can I see historical flood events? No. The Flood Hazard Overlay shows forward-looking risk classification only from Auckland City Council, not historical flooding patterns or past flood events.
  • How accurate is the hazard classification? The hazard data is sourced directly from Auckland Council's official flood hazard mapping. Always verify current classifications with the relevant council for formal due diligence, applications, or decisions, as zones can change through plan updates.
  • How does the Hazard Overlay differ from the Flood Overlay? The Hazard Overlay is another flood model from Auckland City Council and should be considered with the Flood Overlays.
