0:00 Hi, I'm Katie from ReLab, and I'm going to take you through the property detail panel today. At the top, we've got the address of the subject property that we're looking at.
0:09 The heart here, if selected, will bring the property into my list under my relab. Then we've got a number of different reports.
0:20 The one-pager report is particularly helpful. This will show me all of the relevant information relating to this property, as well as some aerial views.
0:28 I can export this as an image or a PDF. I also have the ability to remove the owner details and or the address.
0:35 Next, I can order titles directly through Relab using this button. CMA is where we access our CMA, which I will loop back to in another video.
0:47 And then we've got reports. The Property Summary Report and Planning Report are Both housed here. We will review these in another video.
0:55 We divide our Property Details panel into two sections. The Subject Property, which we've currently selected, and the Nearby Sales. I'll go through Nearby Sales with you in another video The Subject Property images coming from realestate.co.nz, historical and most recent, will all be displayed here.
1:15 Under the images is a summary of recent sales on this property. Here we can find building consents, and view the additional details of those building consents, for both long-term lodged and approved consents.
1:31 you have the ability to jump down to different areas of the property details panel using the headings that we see here.
1:39 Undertake title and ownership. We've got the ability to click into the ownership. In this case, it's owned by a company.
1:46 So I will see a list, as well as a direct link back to the company's office here. I can see other properties that this company owns.
1:55 Additional detail, including a breakdown of the title records, including any additional titles that are associated with this property record.
2:08 Zoning, as well as council overlays, controls, and designations are stored here. This is where you'd find things like character or heritage.
2:17 Or if there are any notable trees on the property. Under that are your council records. Notable property characteristics. uh, and then the full history of the property.
2:27 You can organize this into market history, building consents, or break it down into title records as well. This is where you would see any previous owner records.
2:40 Underneath that we provide you with council valuation. As well as REINZ valuation and QV estimates. Our suburb insights are also housed here through this button, and we will go into more details in another session.
2:58 Rental estimates sit here as well, and under is school zoning, which we organize into- intermediate, college, and primary. You can interact with these schools as well if you want to better understand the demographics of the school.
3:09 final- and the final piece of our property details panel is the demographics, which you'll see here. That concludes the property details panel summary with me today.
